How Much Does Roof Leak Repair Cost in Malaysia?

A practical price guide to roof leak repair in Malaysia by roof type, from RM150 patch jobs to full zinc replacement, and what pushes the final cost up.

How Much Does Roof Leak Repair Cost in Malaysia?

When stains spread across the ceiling or a bucket has to sit in the living room every time it rains, the first question is usually the same: how much will this roof cost to fix? The honest answer depends on the roof type, what is actually causing the leak and how much of the roof is affected. This guide sets out the price ranges we work with, what pushes a quote up or down, and how to get an exact figure without guessing.

Roof leak repair prices by roof type

Leak repairs are usually priced per job, while replacement and waterproofing are priced per square foot. The figures below are starting ranges from our price list. The real number is only confirmed after an inspection.

Zinc and spandek roofs

Leak repair on a zinc roof starts at around RM150 to RM500 per job. Typical work includes replacing loose screws, patching small rust holes and resealing sheet overlaps. Once rust has spread across many sheets, zinc roof replacement runs from RM15 to RM25 per sq ft, including installation and cleanup. For a terrace house, a full zinc replacement usually lands somewhere between RM3,000 and RM8,000 depending on size and the type of zinc chosen.

Clay and concrete tile roofs

Tile roof repair starts from RM200 and can reach RM800 per job. Tiles are heavier and have to be lifted one by one to reach the source, so the work takes longer than on zinc. If a tile roof needs replacing, expect roughly RM25 to RM45 per sq ft.

Metal deck, flat concrete and polycarbonate

  • Metal deck: repair RM250 to RM600 per job; replacement RM18 to RM35 per sq ft.
  • Flat concrete roof: repair RM300 to RM1,000 per job; waterproofing RM12 to RM20 per sq ft.
  • Polycarbonate: repair RM200 to RM500 per job; replacement RM20 to RM40 per sq ft.

What decides the final price

Two houses with the same size of ceiling stain can receive very different quotes. That is because the stain is rarely directly under the leak. Water can run along a truss or a roof sheet for some distance before it drips.

The real cause of the leak

A loose screw or a perished rubber washer is a small job. A lifted flashing where the roof meets a wall, a blocked gutter that overflows into the house, or a rotten timber truss is a bigger one. We often replace rotten trusses and repair gutters during the same roof job, so the roof does not have to be opened twice.

Height and access

A single-storey house with access from the back lane is simpler to work on than a two- or three-storey house on a narrow street. Tall factory and warehouse roofs may need scaffolding or extra equipment, and that goes into the quote.

Condition of the existing roof

When a patch still makes sense

If the damage is local and the rest of the material is sound, patching or replacing a few sheets or tiles is enough. This is the cheapest option.

When replacement makes more sense

If rust or cracks show up in many places, patching every rainy season ends up costing more than replacing that whole section. For old asbestos roofs we recommend replacement with metal deck rather than repair, because patching brittle asbestos is rarely worth the money.

How to get an accurate quote

Online prices are only a starting point. To know the real figure for your house, the process is simple and you never need to climb onto the roof yourself.

Send photos on WhatsApp

Take photos of the stained ceiling, the roof from outside if you can see it safely from the ground or a window, and tell us where the house is. From these photos we can give an initial estimate and tell you what kind of work is likely.

Free on-site inspection

After the initial estimate, we come for a free on-site inspection. The real cause is found and measured, and you get an exact quote before any work begins. We inspect homes in many areas, including Kuala Lumpur, Shah Alam and Johor Bahru.

Payment and instalments

A 30% deposit is needed to start work. For projects of RM3,000 and above, such as a full zinc roof replacement, instalments of up to 3 months interest-free can be arranged. This helps owners who need the roof sorted before the monsoon season but would rather not pay in one lump sum.

Mistakes that make repairs more expensive

Many owners end up paying more because they waited too long or chose a temporary fix that never dealt with the cause.

Leaving a small leak alone

Water that seeps in slowly can ruin ceiling boards, rot timber trusses and wet the electrical wiring. A leak that could be fixed with an RM150 job today can turn into a ceiling and truss replacement a few months later.

Patching without finding the source

Smearing sealant over the spot you can see does not help if the water actually comes in through the flashing or the gutter. If you are not sure where the water enters, read our guide on why roofs leak in heavy rain before deciding.

Comparing quotes with different scopes

A cheap quote may only cover patching one spot, while another includes new screws, flashing and cleanup. Ask every contractor to list the work in detail so the comparison is fair.

In short, roof leak repair in Malaysia starts at around RM150 for a small job on zinc and can reach several thousand ringgit if the roof needs replacing. The quickest way to know your real number is to send us photos of your roof and ceiling.
