Cracked Roof Tiles: Early Signs and How to Repair

Cracked roof tiles are rarely visible from below until the ceiling leaks. Learn the early warning signs, common causes and the right way to repair a tile roof.

Cracked Roof Tiles: Early Signs and How to Repair

Clay and concrete tile roofs are common on terrace houses, semi-detached houses and bungalows across Malaysia. Tiles last a long time, but they are brittle underfoot or under impact, and a single cracked tile is enough to let water into the house. The trouble is that small cracks are rarely visible from below. Many owners only find out once the ceiling is stained. This article explains the early signs of cracked tiles, the usual causes and how a proper repair is done.

What makes roof tiles crack

Tiles do not crack for no reason. Knowing the cause helps stop the same problem returning after a repair.

Being walked on during other work

The most common cause is people stepping on tiles while installing a satellite dish, fixing a water tank, mounting air-conditioner units or cleaning gutters. Tiles are only supported at a few points, so body weight in the wrong place can snap them. These cracks sometimes appear only as fine lines nobody notices.

Falling branches and storms

Branches that break off in a storm can smash several tiles at once. Strong wind can also lift tiles that are not properly fixed, especially along the roof edges and the ridge.

Age and ridge mortar

Old tiles become more brittle and their surface can turn porous. The mortar that holds the ridge tiles and roof ends also cracks and comes away over time as heat and rain alternate. Once the mortar goes, ridge tiles can shift and leave gaps open.

Poor original fixing

Some tiles crack because of how they were laid. Uneven battens leave tiles sitting unevenly and stressed at one corner. Nails or clips driven too tight can start hairline cracks at the fixing hole. On add-on roofs built later, new tiles are sometimes joined to old ones of a different profile, leaving small gaps that let in wind-driven rain. These problems usually only come to light when tiles are lifted during an inspection.

Early signs you can spot

You do not need to go up on the roof to find the problem. In fact, walking on a tile roof without experience risks breaking more tiles and is dangerous for you.

From outside the house

  • Tiles that look tilted, have slipped down or no longer line up with the rest.
  • Pieces of broken tile in the gutter, the drain or the yard after a storm.
  • Gaps or missing mortar along the ridge.
  • Moss or dirt streaks running in unusual lines, a sign that water is flowing where it should not.

On the ceiling

A water stain that starts small and grows after every rain, especially near an outside wall or below the ridge line.

In the ceiling space

If you have safe access, look for daylight coming through gaps in the tiles, battens or trusses that are wet or darkened, and water marks on the underside of the roof.

Use binoculars or your phone

A phone camera zoomed in from an upstairs window or from across the road is often enough to spot shifted tiles. These photos are very useful when you ask for a quote.

If your roof leaks in storms but no tile looks damaged, the cause may be an overlap, flashing or gutter instead. See our guide on why roofs leak in heavy rain.

How a proper repair is done

Repairing tiles is not just smearing sealant over a crack. Sealant on a cracked tile may last one season, but it usually peels under the sun while the crack keeps spreading.

Replace the cracked tiles

The right way is to lift the surrounding tiles carefully, take out the damaged piece and fit a matching new tile. On older houses, finding tiles of the same shape and colour can be hard because some profiles are no longer made. In that case the closest matching tile is used, or tiles from a less visible part of the roof are moved to the front.

Re-bed the ridge

If the problem is at the ridge, the old cracked mortar is removed, the ridge tiles are re-laid and neatly bedded again. The ends of the ridge and the points where two roof slopes meet get special attention, because that is where most water flows.

Check what lies underneath

Once tiles are lifted, the battens and trusses below are inspected too. Timber that has rotted from a long-running leak must be replaced before the tiles go back. We replace rotten trusses and repair gutters in the same job, so the roof does not have to be opened twice.

When full replacement makes more sense

If many tiles across the roof are brittle, porous or cracked, replacing them one by one is no longer worth it. In that case, a full tile roof replacement or a switch to metal deck can be considered. Compare the material options in the services list on our homepage.

Cost and next steps

The cost depends on how many tiles are affected, the height of the house and whether the timber underneath needs replacing.

Price ranges

  • Tile roof repair: from RM200, usually RM200 to RM800 per job.
  • Tile roof replacement: RM25 to RM45 per sq ft.
  • Additional waterproofing if needed: RM12 to RM18 per sq ft.

Projects of RM3,000 and above can be paid in instalments of up to 3 months interest-free, with a 30% deposit to start. A fuller price guide is in our article on roof leak repair costs.

Start with photos

Send photos of the roof from outside, the ceiling stain and your location on WhatsApp. We give an initial estimate, then come for a free on-site inspection and an exact quote. We inspect homes in areas such as Seremban, Alor Setar and Kuching.

One cracked tile today is a small job. Left alone, the water it lets in can rot timber, ruin the ceiling and lead to far higher costs. Check your roof after every big storm and act early.
