Roofs in Bukit Jalil: What to Know

Even fairly new homes can leak. In Bukit Jalil, many owners are surprised when the ceiling of their terrace house or condo unit starts staining only a few years after moving in. The cause is usually a joint, a seal or a gutter rather than the whole roof. Send roof and ceiling photos on WhatsApp with your location for an initial estimate.

Bukit Jalil has been heavily developed over the past two decades, with high-rise condominiums, double-storey terraces and semi-detached homes. Concrete tile roofs on landed houses and flat concrete roofs on towers face the same heavy afternoon storms.

FAQ

Roof Leak Repair FAQ

Short answers on prices, units and scope of work.

My Bukit Jalil terrace leaks next to the party wall with my neighbour. Why there?
The roof joint over a party wall relies on mortar and flashing that can crack. Tile roof repair starts from RM200 per job.
The room below the upstairs balcony in my Bukit Jalil home leaks. Is that a waterproofing job?
Usually, yes, because an open balcony or terrace behaves like a flat roof. Waterproofing starts from RM12 per sq ft, and we confirm the cause at the free inspection.
How much does roof leak repair cost?
Reference repair prices start at RM150 per job. Ranges by roof type: zinc RM150 – RM500, tile RM200 – RM800, metal deck RM250 – RM600, concrete RM300 – RM1,000 and polycarbonate RM200 – RM500. The actual price is confirmed after we review your photos.
What does sq ft mean in the prices?
Square feet. Replacement, waterproofing, painting and insulation are priced by roof area, for example waterproofing from RM12/sq ft.
Which roof types can you repair?
Zinc, tile, metal deck, spandek, concrete roofs, and polycarbonate or clear roofing for awnings.
Which surfaces can be waterproofed?
Concrete (RM12 – RM20/sq ft), tile (RM12 – RM18/sq ft) and metal deck (RM15 – RM22/sq ft).
How much is a full zinc roof replacement for a terrace house?
About RM3,000 – RM8,000 depending on house size and zinc type. The zinc replacement rate is RM15 – RM25/sq ft.
Can an old asbestos roof be repaired?
For old asbestos roofs we recommend replacing them with metal deck. The metal deck rate is RM18 – RM35/sq ft.
Can you fix gutters and roof trusses too?
Yes. Blocked or leaking gutters and rotten trusses can be repaired or replaced during the roof work. Prices are confirmed after inspection.
Is an on-site inspection needed?
The early estimate comes from your photos. The on-site inspection that follows is free, and the final price is given before any work starts.
Can I pay in instalments?
Yes. Projects of RM3,000 and above can be paid in instalments over up to 3 months, interest-free. A 30% deposit is needed to start the work.
