Roofs in Ipoh: What to Know

Afternoon storms in Ipoh bring heavy rain and wind strong enough to shift tiles or lift the edge of a zinc sheet. Afterwards, small leaks start showing in a bedroom or kitchen ceiling. Photograph the roof from outside and the ceiling from inside, WhatsApp them to us, and we will give you a first estimate ahead of a free on-site inspection.

Ipoh has old shophouses in its old town, plenty of single- and double-storey terraces, and bungalows in roomier housing estates. Most older terraces have tiled roofs, and the frequent afternoon storms of the Kinta Valley test ridge mortar and gutters.

FAQ

Roof Leak Repair FAQ

Short answers on prices, units and scope of work.

My single-storey terrace in Ipoh leaks at the back kitchen. Why there?
Kitchens are often extended with an add-on roof, and the joint with the original roof leaks easily. We fix that joint with flashing and waterproofing from RM12 per sq ft.
The ridge mortar on my tiled roof is cracking. Do all tiles need replacing?
No. Usually repairing the ridge and replacing cracked tiles is enough, starting from RM200 per job. A full replacement is only needed when most tiles are brittle.
How much does roof leak repair cost?
Reference repair prices start at RM150 per job. Ranges by roof type: zinc RM150 – RM500, tile RM200 – RM800, metal deck RM250 – RM600, concrete RM300 – RM1,000 and polycarbonate RM200 – RM500. The actual price is confirmed after we review your photos.
What does sq ft mean in the prices?
Square feet. Replacement, waterproofing, painting and insulation are priced by roof area, for example waterproofing from RM12/sq ft.
Which roof types can you repair?
Zinc, tile, metal deck, spandek, concrete roofs, and polycarbonate or clear roofing for awnings.
Which surfaces can be waterproofed?
Concrete (RM12 – RM20/sq ft), tile (RM12 – RM18/sq ft) and metal deck (RM15 – RM22/sq ft).
How much is a full zinc roof replacement for a terrace house?
About RM3,000 – RM8,000 depending on house size and zinc type. The zinc replacement rate is RM15 – RM25/sq ft.
Can an old asbestos roof be repaired?
For old asbestos roofs we recommend replacing them with metal deck. The metal deck rate is RM18 – RM35/sq ft.
Can you fix gutters and roof trusses too?
Yes. Blocked or leaking gutters and rotten trusses can be repaired or replaced during the roof work. Prices are confirmed after inspection.
Is an on-site inspection needed?
The early estimate comes from your photos. The on-site inspection that follows is free, and the final price is given before any work starts.
Can I pay in instalments?
Yes. Projects of RM3,000 and above can be paid in instalments over up to 3 months, interest-free. A 30% deposit is needed to start the work.
Which areas do you cover?
Enquiries are welcome from 16 states and federal territories. Scheduling and availability for your area are confirmed on WhatsApp.
