Roofs in Kota Kinabalu: What to Know

A heavy afternoon downpour in Kota Kinabalu is usually what exposes a loose roof joint or a blocked gutter. Whether it is a terrace house on the edge of town or a top-floor condo unit, a ceiling stain tends to start small and spread. Send photos of your roof and ceiling on WhatsApp and we will give you an initial estimate before a free on-site inspection.

Kota Kinabalu sits right on the coast, so salt air speeds up rust on screws, zinc sheets and metal flashing. The city mixes terraces, semi-detached homes and high-rise blocks, which means roof work here covers zinc, tile and flat concrete roofs alike.

Yes. Flat concrete roofs are usually treated with waterproofing, in the RM12–RM20 per sq ft range, once the source of the cracks is found during inspection.

Can you fix gutters and roof trusses too?
Yes. Blocked or leaking gutters and rotten trusses can be repaired or replaced during the roof work. Prices are confirmed after inspection.
