Roofs in Gelugor: What to Know

Whether you live in it or rent it out, a leaking terrace ceiling in Gelugor quickly turns into complaints and damaged furniture. We help find where the water gets in and fix it without unnecessary renovation. WhatsApp photos of the roof and the wet ceiling, and we will send a first estimate before coming to inspect.

Gelugor is a residential area on the east of the island near the university, with terraces, flats and many rented homes. Older terraces here mostly have ageing tiled roofs, and heavy afternoon storms tend to expose cracked tiles and blocked gutters.

FAQ

Roof Leak Repair FAQ

Short answers on prices, units and scope of work.

I am a landlord. Can the job be handled without me on site?
Yes, as long as your tenant or someone you appoint can open the door for the free on-site inspection. We send you photos and the quote before any work starts.
My tiled roof is old. Is it better to repair or replace?
If only a few tiles are cracked, a repair from RM200 per job is enough. If many tiles are brittle and the trusses are rotting, replacement at RM25–RM45 per sq ft makes more sense.
How much does roof leak repair cost?
Reference repair prices start at RM150 per job. Ranges by roof type: zinc RM150 – RM500, tile RM200 – RM800, metal deck RM250 – RM600, concrete RM300 – RM1,000 and polycarbonate RM200 – RM500. The actual price is confirmed after we review your photos.
What does sq ft mean in the prices?
Square feet. Replacement, waterproofing, painting and insulation are priced by roof area, for example waterproofing from RM12/sq ft.
Which roof types can you repair?
Zinc, tile, metal deck, spandek, concrete roofs, and polycarbonate or clear roofing for awnings.
Which surfaces can be waterproofed?
Concrete (RM12 – RM20/sq ft), tile (RM12 – RM18/sq ft) and metal deck (RM15 – RM22/sq ft).
How much is a full zinc roof replacement for a terrace house?
About RM3,000 – RM8,000 depending on house size and zinc type. The zinc replacement rate is RM15 – RM25/sq ft.
Can an old asbestos roof be repaired?
For old asbestos roofs we recommend replacing them with metal deck. The metal deck rate is RM18 – RM35/sq ft.
Can you fix gutters and roof trusses too?
Yes. Blocked or leaking gutters and rotten trusses can be repaired or replaced during the roof work. Prices are confirmed after inspection.
Is an on-site inspection needed?
The early estimate comes from your photos. The on-site inspection that follows is free, and the final price is given before any work starts.
Can I pay in instalments?
Yes. Projects of RM3,000 and above can be paid in instalments over up to 3 months, interest-free. A 30% deposit is needed to start the work.
Which areas do you cover?
Enquiries are welcome from 16 states and federal territories. Scheduling and availability for your area are confirmed on WhatsApp.
