Roofs in Kuala Kangsar: What to Know

Traditional timber houses in Kuala Kangsar need careful upkeep, because a small roof leak can rot beams, trusses and floorboards. We repair the roof in a way that respects the original structure of the house. WhatsApp photos of the roof, the wet areas inside and the house location for a first estimate from us.

Kuala Kangsar is the royal town on the Perak River, with traditional Malay timber houses on stilts in the surrounding kampungs as well as shophouses and terrace estates. Stilt houses usually have zinc or tile roofs on timber trusses, which rot quickly if water is left to seep in.

FAQ

Roof Leak Repair FAQ

Short answers on prices, units and scope of work.

Our family's old timber house is leaking. Can it be fixed without changing its look?
Yes, we replace only the damaged roof sheets and trusses and keep the original roof form. You get an exact quote once the free on-site inspection is done.
My timber house still has an old asbestos roof. Should it be repaired?
For old asbestos roofing we recommend replacing it with metal deck from RM18 per sq ft rather than repairing it. We check the timber trusses first so they suit the new roof.

Reference repair prices start at RM150 per job. Ranges by roof type: zinc RM150 – RM500, tile RM200 – RM800, metal deck RM250 – RM600, concrete RM300 – RM1,000 and polycarbonate RM200 – RM500. The actual price is confirmed after we review your photos.
What does sq ft mean in the prices?
Square feet. Replacement, waterproofing, painting and insulation are priced by roof area, for example waterproofing from RM12/sq ft.
Which roof types can you repair?
Zinc, tile, metal deck, spandek, concrete roofs, and polycarbonate or clear roofing for awnings.
Which surfaces can be waterproofed?
Concrete (RM12 – RM20/sq ft), tile (RM12 – RM18/sq ft) and metal deck (RM15 – RM22/sq ft).
How much is a full zinc roof replacement for a terrace house?
About RM3,000 – RM8,000 depending on house size and zinc type. The zinc replacement rate is RM15 – RM25/sq ft.
Can an old asbestos roof be repaired?
For old asbestos roofs we recommend replacing them with metal deck. The metal deck rate is RM18 – RM35/sq ft.
Can you fix gutters and roof trusses too?
Yes. Blocked or leaking gutters and rotten trusses can be repaired or replaced during the roof work. Prices are confirmed after inspection.
Is an on-site inspection needed?
The early estimate comes from your photos. The on-site inspection that follows is free, and the final price is given before any work starts.
Can I pay in instalments?
Yes. Projects of RM3,000 and above can be paid in instalments over up to 3 months, interest-free. A 30% deposit is needed to start the work.
