Roofs in Yan: What to Know

Your home in Yan sits between the sea and the foot of Gunung Jerai, so its roof deals with salty air as well as rain coming off the mountain. If the ceiling is starting to stain or the zinc has faded and rusted, now is a good time to have it checked. Send roof and ceiling photos on WhatsApp for an initial estimate.

Yan is a coastal district at the foot of Gunung Jerai, with fishing villages, paddy fields and kampung houses roofed in zinc or tile. Homes near the shore rust faster because of the salty air, while those towards the hill get heavy rain more often. Blocked gutters and faded zinc are common problems.

FAQ

Roof Leak Repair FAQ

Short answers on prices, units and scope of work.

The zinc roof on my house in Yan has faded but is not leaking yet. Should I paint it?
Roof painting from RM8 per sq ft can protect zinc that is still sound from rusting. We first check whether any sheets need replacing.
My kitchen ceiling is stained but the roof looks fine from below. How do I find the cause?
Water can get in through loose screws or laps that cannot be seen from below. Send photos on WhatsApp, then the free on-site inspection identifies the source before the quote.
How much does roof leak repair cost?
Reference repair prices start at RM150 per job. Ranges by roof type: zinc RM150 – RM500, tile RM200 – RM800, metal deck RM250 – RM600, concrete RM300 – RM1,000 and polycarbonate RM200 – RM500. The actual price is confirmed after we review your photos.
What does sq ft mean in the prices?
Square feet. Replacement, waterproofing, painting and insulation are priced by roof area, for example waterproofing from RM12/sq ft.
Which roof types can you repair?
Zinc, tile, metal deck, spandek, concrete roofs, and polycarbonate or clear roofing for awnings.
Which surfaces can be waterproofed?
Concrete (RM12 – RM20/sq ft), tile (RM12 – RM18/sq ft) and metal deck (RM15 – RM22/sq ft).
How much is a full zinc roof replacement for a terrace house?

Can you fix gutters and roof trusses too?
Yes. Blocked or leaking gutters and rotten trusses can be repaired or replaced during the roof work. Prices are confirmed after inspection.
Is an on-site inspection needed?
The early estimate comes from your photos. The on-site inspection that follows is free, and the final price is given before any work starts.
Can I pay in instalments?
Yes. Projects of RM3,000 and above can be paid in instalments over up to 3 months, interest-free. A 30% deposit is needed to start the work.
